Budget & transparency

Your assessments maintain what we share — the lake, common areas, gates, and streets. This section will carry the adopted budget, actual spending, and financial documents, updated by the board.

How the budget process works

  • The board adopts a budget annually, and owners receive notice of each adopted budget.CC&Rs §7.2(d)
  • Owners can inspect the books. Association records are available to owners on request, and Utah law requires a response within 10 business days — with daily penalties on the association after that.Utah Code §57-8a-227; CC&Rs §5.5
  • Delinquent assessments have real consequences — including suspension of recreational-facility access.CC&Rs §9.4(a), §8.8
Under construction Budget documents are being prepared for publication and will be posted here by the board.
Records requests: owners have the right to inspect association records, and Utah law requires the association to respond within 10 business days (Utah Code §57-8a-227; CC&Rs §5.5). Because we need to verify ownership and track response deadlines, records requests must be made in writing to the board — not through the suggestion box. Ask any board member directly or via the resident GroupMe.
